What Sold + What's Under Contract
10 raised beach houses closed East of 17 this week across Horry and Georgetown counties. Here's what sold:
Surfside Beach
The biggest sale of the week was 318 N Oak Dr. in Lakewood Terrace, a 5 bed, 2,700 sqft, private pool, elevator, 10 parking spots. $1,475,000 cash in 48 days.
Right behind it, 113B 11th Ave. S, a 2023-built 5-bed/6.5-bath with pool and elevator, closed at $1,300,000. That's $571/sqft, the highest of any sale on the Grand Strand this week.
Third closing was 1033 N Dogwood Dr. in Sea Bridge — 3 bed, 1,503 sqft, 1988 build, second-row-beach, community pool. $735,000 cash in 117 days. $489/sqft.
Georgetown / DeBordieu Colony
113 Trotter Trail — 5 bed, 4,928 sqft, private pool, community pool, elevator. $1,700,000 cash after 383 days on market. $345/sqft.
Myrtle Beach
Four closings, three inside Ocean Lakes.
401 Flounder Way was the outlier, a 2025-built, 4 bed, STR-eligible, w/ community pool. $690,000 at $415/sqft after 315 days, conventional.
Inside Ocean Lakes: a 5-bed at 1,654 sqft went for $525,000 ($317/sqft, 147 days), a 4-bed at 1,600 sqft closed at $500,000 ($313/sqft, 92 days), and the smallest unit of the week — 820 sqft, 3 bed — sold for $410,000 cash at $500/sqft in 122 days.
North Myrtle Beach
One closing, 2310 Ye Olde Kings Hwy., 4 bed, 1,504 sqft, 2006 build. $635,000 at $422/sqft in 123 days, conventional.
Garden City Beach
113-A Vista Dr. , 5 bed, 2,376 sqft, private pool, STR-eligible. $762,500 at $321/sqft in 68 days, conventional.
No closings in Murrells Inlet or Pawleys Island this week.
Market Pulse
North Myrtle Beach — 9 properties went under contract this week, median 75 days on market. 6 new listings hit, $519,000 to $1,599,000. Three near-identical new-construction homes on 26th Ave. N in Cherry Grove all went under contract the same week after 75 days each.
Myrtle Beach — 2 pendings, 5 new listings including 4 in Ocean Lakes ranging from $454,000 to $1,100,000.
Surfside Beach — 2 new pendings, both at asking price. 2 new listings including a $1,250,000 oceanfront STR-eligible property, 2 days old.
Murrells Inlet — 2 new listings over $1.8M on S. Waccamaw Dr., both STR-eligible. 2 properties under contract.
Garden City Beach — 1 new listing at $1,499,500. 1 pending at $1,550,000 after 84 days.
Pawleys Island — 2 new listings, 1 property came off the market after 122 days in North Litchfield Beach.
